The same shared bed, different rules for each property

Tourism hostels, monthly shared housing, student housing and worker housing all sell beds in shared rooms. But each category has a different licensing body and different requirements. The platform adapts to your category.

Licensing differs by category, and the platform does not grant licences

Each property category has its own licensing body and conditions. The platform stores your property type, licence numbers and expiry dates and reminds you ahead of time. It does not issue, renew or verify any licence, and it does not replace official guest registration through approved channels. The information on this page is general and must be confirmed with the relevant authority.

Tourism hostels

A hostel for budget travellers. Nightly bookings, groups, late arrivals and beds that change every day.

What helps you in the platform

  • Sell a bed for one night with no minimum stay
  • Guest portal and self check-in for late arrivals
  • House rules and policies shown before payment
  • Receipts in Arabic and English
  • A reminder to register the guest in the official channel

On licensing: Hostels are tourism hospitality facilities and usually fall under the Ministry of Tourism. Check your property's classification and its linking and registration requirements.

Shared housing

Shared rooms with monthly or longer stays. Regular residents, renewals and periodic billing.

What helps you in the platform

  • Pin a resident to a bed for a long period
  • Stay renewal with a reminder before it ends
  • Maintenance requests and tickets from the portal
  • A locker tied to the bed
  • A ledger per resident

On licensing: Long-term residential renting has its own rules. Check the contract and registration requirements for your property type.

Student housing

Beds for students across academic terms. Allocation by category and ongoing cleaning and maintenance.

What helps you in the platform

  • Long, fixed-period bookings
  • Rooms by category
  • Scheduled cleaning tasks
  • Maintenance reports straight from the student
  • Permissions for supervisors per building

On licensing: We found no single official reference for student housing. The authority depends on the housing type and who owns it.

Worker housing

Group housing for employees. Bed count bound by licensed capacity and clear safety requirements.

What helps you in the platform

  • Bed count never exceeds the registered capacity
  • A warning if beds exceed the licensed capacity
  • Scheduled safety tasks such as extinguisher checks
  • Company bookings across several beds
  • Maintenance and cleaning tickets

On licensing: Group housing for workers falls under the Ministry of Municipalities and Housing through the Balady platform, as announced. Check the licensing conditions for your property.

Licensed capacity is a hard limit in the system.
